Canal cottage in Appley Bridge with stunning front and rear views

Offers in the Region of £280,000

Old meets new at 4 Canal Bank, a beautiful Victorian end of terrace cottage set in the popular picturesque location of Appley Bridge, facing the Leeds and Liverpool Canal. If you arrange a viewing please mention me, and you will be made extra welcome! You'll find the agent's details at the bottom of the page and I'd like to thank them for sharing their details and photographs for this post.

The location

This lovely home offers a peaceful retreat where you can truly appreciate the beauty around you. The scenic semi-rural surroundings provide nature walks right on your doorstep. Not only are there beautiful open views to the front over the canal, but Canal Bank enjoys fabulous views to the rear as well. It is set on a rise with the River Douglas at the bottom of the garden (currently fenced off) and acres of open countryside beyond.

Whether you're enjoying a morning coffee on the terrace or taking a leisurely stroll along the water's edge, the outside space provides a serene escape from the hustle and bustle of every-day life. However, local amenities, charming pubs, and well-regarded schools are all within walking distance, making the location both convenient and idyllic. When you need to venture further afield, both rail and motorway networks are close by, with the larger village of Standish just a short drive away.

The Cottage

This beautiful 2-bedroom cottage is a true gem. It has been sympathetically upgraded internally to meet modern tastes, whilst maintaining its original charm. It was built some time between 1845 and 1892, when it was shown on the map below.

Ground floor

Inside, the cottage boasts a cosy living room with an original stone fireplace and hearth, creating a warm and inviting atmosphere.

The modern fitted kitchen features modern appliances, including a fitted oven, hob, and cooker hood and is open to the dining area creating a practical space for entertaining.

The open plan dining area has patio doors leading to the raised sun terrace. There are fabulous open views through patio doors, offering a seamless indoor-outdoor flow and plenty of natural light.

First floor

Upstairs, there are two well-proportioned bedrooms, alongside a bathroom complete with a white three-piece suite including a bath with a shower overhead.

Terrace

Step outside to the raised terrace, and open views of the surrounding countryside—a perfect spot to relax and unwind.

Rear Garden

Below the terrace you'll find established gardens with a lush lawn and open views over the surrounding countryside.

Parking

This property has the added benefits of a designated space directly outside the property. Also available by separate negotiation is a detached garage (held under a separate title), which is conveniently situated at the end of the row of cottages.

Mooring

Private moorings are available nearby at Herons Wharf. There is no recent history of mooring on the canal to the front of the property. The owner's parents did moor there occasionally, but it was some decades ago, and it may have been a short term or informal arrangement. It seems unlikely that permission would be granted, because CRT policy is to allow mooring only where a property abuts the canal. That being said, you would probably be able to moor there as a short term visitor for loading and unloading - it appears to be a standard 14 day mooring area. It would be worth making enquiries of the CRT to see whether there in any precedent amongst the neighbouring cottages, as occasionally a lease agreement is entered into to allow mooring against the CRT's canal bank.

The River Douglas

You may be reassured to know that the flood plain for the River Douglas is on the far side of the river. According to the Government Long Term Flood Risk Service which predicts flood risk between 2036 and 2069, there is absolutely no risk of flooding to the Canal Bank properties, so you'd get all the benefits of waterside living with none of the concerns.
